Seal Beach
Seal Beach is a quaint city that sits on the coast as the gateway to Orange County between the cities of Long Beach and Huntington Beach.
Locals enjoy all that the city has to offer including surfing, swimming, jogging and shopping on Main Street and the new developments on Seal Beach Boulevard just north of Lampson Avenue.
The Hill
Located just a short four blocks from the majestic Pacific Ocean, the Hill community is also conveniently located near the Old Town area, Huntington Beach, Los Alamitos Beach and Long Beach. Most of the homes in this area are about 50′ X 100′ in size and boasts of about 1195square feet of space or more. Moreover, most of the homes are remodeled ones that contain charming fireplaces and space for two cars in the garages. Rossmoor
Rossmoor is composed of 1.6 miles and lies to the north of Seal Beach,south of Los Alamitos, east of Long Beach and west of the 605 Freeway.A smaller Orange County city, which borders Los Angeles County lines, its total population is just under 12,000.
Parks
Rossmoor Park is a richly landscaped outdoor haven. With newly constructed tennis courts, baseball diamonds and playgrounds, children and adults alike find pleasure in the large grassy lawns and relaxing ambiance.
Local Events
Given its tight knit community atmosphere, Rossmoor is known for the local events it holds throughout the year. From picnics in the park to summer music festivals to holiday celebrations, the city keeps an ongoing list of weekly events that can be enjoyed.
Attractions and Shopping
Although commonly lumped in as being part of Los Alamitos, Rossmoor is actually an independent city. It does however take advantage of being in close proximity to both Los Alamitos and Seal Beach, where the dining, shopping and entertainment options, including the Los Alamitos Race Track, El Dorado Regional Park and Cerritos Performing Arts Center. Given the community is a short five mile distance from the Pacific Ocean, residents find enjoyment in taking a day trip to the beach to enjoy the Seal Beach pier, white sandy beaches and local boutique shops.

Area History & Information
Rossmoor was developed in 1955 by Ross W. Cortese – the same person who planned and constructed the successful Leisure World gated community. The city is proud to be independent of neighboring area,which explains its red brick “signature wall” that borders the entire community – a signature piece that differentiates it from neighboring cities Los Alamitos and Seal Beach
Old Town Area
The “Old Town” area of Seal Beach is very conveniently located between the Pacific Coast Highway and the vast Pacific Ocean. With about 3600 residences, this lovely community occupies about seventeen by four blocks. Definitely a quaint area, the Old Town area resembles a 1950s or 1960s era beach community.
From low-rise condos to cottages to townhouses to upgraded homes, the Old Town area offers a wide variety of quality real estate choices. Moreover, for individuals interested in income properties, the “Old Town” area also offers a variety of options. For instance, there are nice cottages with rental units, duplex buildings, and apartment buildings in this area.
Amenities in the Old Town area include the historic Main Street that offers a variety of unique shops and restaurants that includes Irish pubs, antique shops, theatres, spas, flowers shops,and hair salons. The Old Town area is also home to the picturesque Seal Beach Pier – which happens to be California’s second largest pier. The area is also close to the nearby Long Beach Marina – which offers a variety of fun boat activities that include live music cruises and romantic gondola rides.
College Park East
College Park East offers a variety of different types of unique real estate options.With respect to exact number, College Park East boasts of about 1650 different housing options. Mainly built in the 1960s and 1970s, these homes offer quality residences – with fireplaces and two car garages – that range in size from about1400 to 3000 square feet in area.
For your convenience, nearby amenities include the Rossmoor Shopping Center,restaurants, and nice park areas. Moreover, the College Park area is located right next to the Old Ranch Country Club. This prestigious club features acres upon acres of well-manicured and landscaped golfing grounds. Additionally, as the club under went major renovations in 2009, the club also now boasts of private pools, Jacuzzis, restaurants, bars and even a large outdoor pavilion.
College Park East is also located near the wonderful Pacific Ocean beaches, the Long Beach Airport and major freeways. Seal Beach, in general, is home to a wide variety of events that include including the Seal Beach Classic Car Show, Summer Concerts in the Park, September Kite Festival, the Annual Pancake Breakfast and Fish Fry, craft fairs and more.
College Park West, on the other hand, offers about 450 houses with an area of 1400square foot and higher. This area is also close to great shopping, restaurants, the Veterans Hospital, the California State University, and more. Moreover, the lots in College Park West are a very generous 5000 square feet and larger.
